Will my H.O.A. or homeowners association approve these plans?Many home owners associations have design regulations that must be followed. These typically included minimum roof pitches, exterior material requirements, height requirements, design style requirements, etc. We strongly suggest that you review the specific neighborhood requirement before purchasing a plan. Most plans can be altered to fit within specific design requirements.

Will these plans be sufficient for building permittingIn most instances, yes. The plans included in our plan sets are what is commonly referred to as a "builders set". Our plans contain enough information to build a home, but they may not include all of the information that your local authority requires. Some municipalities may require engineered foundations or engineered frame plans. Your builder will be able to acquire these plans for you. Prior to application for a building permit or the start of actual construction, we strongly advise that you consult your local building official to verify what you will need to submit for your building permit.

How is square footage calculated?Total Living square footage is the square footage of living areas measured from the outside of the exterior wall materials. In many areas, this is the taxable square footage recorded by the county assessor. Living Frame square footage is calculated by measuring to the outside of the exterior frame. Total Frame square footage includes mechanical closets, garages, and walled-in attic space. Total Under Roof square footage includes the entire house frame plus any covered porches, porticos, etc.

What is a License Agreement?The License Agreement grants you the license to build a single home from a purchased design. Building more than one structure from the plans constitutes copyright infringement.

Can a plan be mirrored?Yes, we can mirror any plan. This is called right reading reverse and while the plans are mirrored, the text and dimensions will remain readable. Contact our design team when ordering your plans if you would like the plan modified.

What is included in a plan set?1. Cover Sheet This includes all the legal information along with square footage calculations, sheet indexes, disclaimer's, and other important information. 2. Site Plan This plan shows the house on the property with dimensions to all property lines. Easements, setbacks, and other legal descriptions are shown. Concrete drives, sidewalks, patios, and other hardscapes are typically shown. 3. Foundation Plan Plan representation indicating a conventional foundation. The foundation plan will show footings, recessed slab area, thickened slab areas, and other details. 4. Floor Plan(s) Dimensioned plans indicating the layout of rooms, ceiling heights, wall locations, door sizes, and windows. 5. Roof Plan This plan shows the elements that make up the roof which includes ridges, valleys, and hips. It also may indicate the roofing material and slopes of roof surfaces, as well as chimneys and other elements. 6. Exterior Elevations Elevations are a 2d representation of each side of the house. They indicate the materials for the columns, walls, roof, trim details, and other exterior elements.. 7. Reference Images These 3D images show all angles of the house. These assist the builder to see materials and areas not visible in the exterior elevations. 8. Plumbing Plan This drawings indicates the location of plumbing fixtures in relation to the walls. Detailed measurements assist the plumbers during the rough-in stage of construction.

Can I build this plan more than once?No. When you purchase a plan, you are purchasing a license to build the house one time only. If you would like to build the house more than once, you will need to purchase another build license.

How long do plan modification take to complete?All plan change quotes will include a timeline for completion. The time is based on the complexity of the changes requested. Most plan changes can be completed in as little as 3-5 days.

Can I purchase the CAD file?Yes, there is an option to purchase the CAD file for any plan. The CAD files may be used to assist the builder, engineer, interior designer, landscape designer, HVAC tech, or other professionals.

Can I buy a plan now and have changes made to it later?Yes, we can make changes to your plan at any time. Reach out to our design team at anytime for a quote on the design alterations.

Can I sell this plan to another person?All plans from Oklahoma House Plans are non transferable and cannot be reused or sold without express written permission from the home designer. A purchase of a house plan gives you the license to build one structure.

How many plan sets do I need to build my house?This is dependent on your general contractor/home builder as well as other parties of interest. Many times the lender will need one or two sets. Builders will need enough sets to give to their suppliers and subcontractors. Most homeowners want to keep a plan set for themselves. We offer plans in standard sets of 2 or 5. If you would like more than 5 plan sets, please contact us and we will be happy to accommodate your request. You will receive a print release with each pdf allowing you or your builder to have copies made at your local print shop.

What modifications can I have made to a house plan?The sky is the limit! All stock house plans are modifiable. Some of the more commonly requested modifications are: Eliminating or adding windows, fireplaces, false dormers Changing garages from a 2 to 3-car or vice versa Moving, adding, or deleting interior walls Changing ceiling heights Changing exterior surface materials (stone, brick, siding, stucco) Changing exterior wall framing (2x4 to 2x6) Changing a roof design or pitch Adding or eliminating a room Stretching or reducing the square footage of a plan Adding a bonus room Most minor modifications can be done by your builder on site. This is sometimes called redlining a plan. Other modifications require a more comprehensive re-design of the home by our design team. We are happy to provide you with a quote on changes to any plan.

What is the return policy?All orders are final and no house plan sales will be refunded for any reason.
