EXCLUSIONS
The general contractor or builder of this house plan must comply with all National, local, and municipal building codes as well as zoning requirements, ordinances, and other applicable laws. Some municipalities may require an engineer to sign and stamp the plan. You must contact your local authorities to find out the local requirements for construction. These plans are designed to meet the local building codes where they were drawn and at the time they were drawn. Each State, county and municipality has their own building codes so the plans purchased may need to be modified to comply with those requirements. The designer of these plans authorizes you to use the plans based on the condition that you agree to strictly comply with all building codes, ordinances, regulations, and requirements of the location this house will be built. The local codes, ordinances, regulations, foundation requirements, electrical layout, plumbing & mechanical system requirements may require changes to these plans. These plans include the general layout and provide design intent and concepts for your general contractor or home builder to construct your house. These plans do not include all the building details that your specific builder may require. Your builder may require additional details or drawings. It shall be the responsibility of your builder to obtain any additional plans needed for permitting or building. The foundation plan and associated details are a typical foundation system and are provided as a basic guide, however it is not site specific. Your local building jurisdiction may require a site-specific foundation design. You are responsible for obtaining any required soils tests to determine the appropriate foundation details, if required and relaying it to your builder and/or engineer. These plans may contain references to specific materials or manufacturers; however, these references are not an endorsement or recommendation. You and your builder are responsible for choosing the specific materials used in your building project. Variation in the standard window and door sizes may differ depending on the brand or manufacturer you choose. Verify any discrepancies with your builder to make any required adjustments to these plans.
BUILDER RESPONSIBILITIES
Your builder is required to assure that all work is performed to meet all National, State, and municipal building codes that apply to your building location. It is your builder’s responsibility to obtain all required building permits, variances, and inspections required by your local building agencies. It is your builder’s responsibility to review these plans prior to commencement of construction to verify they conform to your local building conditions. It is your builder’s responsibility to confirm with you the final material selections. These may include but are not limited to masonry, floor joist sizes, structural members, roofing, veneer, and other materials used in your construction project. These selections may affect the dimensions and details of these plans. For example, different size floor joists may affect framing dimensions noted on the plans. It is your builder’s responsibility to create a structurally sound and weatherproof structure. Your builder is responsible for all construction means, methods, practices, sequencing, & techniques to provide a code compliant house. Your builder is responsible for liability during construction.

Oklahoma House Plans, its employees, vendors, and contractors are not liable for plan interpretation, or the structural integrity of buildings built from plans purchased from Oklahoma House Plans. We provide home plans for construction purposes but do not oversee the construction and cannot verify that the structure is built to necessary standards. The Customer is responsible for ensuring that the building meets or exceeds local codes and regulations. It is the responsibility of the Customer to obtain all structural analysis, engineering and specifications that may be required in the municipality in which it is to be built. The Customer is to verify all lot conditions and measurements before construction. Because local codes and regulations and even methods of construction vary across the nation and internationally, certain alternative planning may be necessary to adapt the plan to your area. For this reason, heating and plumbing are not included in our plans. You should be able to meet with these subcontractors to select and plan the system that is most appropriate for your area. Some municipalities may require plan review by a licensed Architect or Structural Engineer of your area. After a plan is purchased from Oklahoma House Plans, the Customer is responsible for additional expenses incurred through meeting municipality requirements or other requirements for construction.
HOUSE PLAN LICENSE
By purchasing a plan from Oklahoma House Plans, you are purchasing a license which grants you permission to build one single house. If you plan to build more than one house from these plans, you must purchase an additional license for each house before construction commences for any additional structures. Building more than one structure from the plans constitutes copyright infringement. These plans may not be assigned to a third party, sold, transferred, reproduced, changed, or copied in any manner whatsoever without written permission from Oklahoma Houser Plans. The license to build is only for the address or legal description you provided at checkout.
COPYRIGHT NOTICE
All plans on this website are protected under the Federal Copyright Act. The owner of the copyright is Oklahoma House Plans. Oklahoma House Plans retains all title, ownership, and intellectual property of these plans. The House plans licensed to you cannot be re-used by you or any other entity. To use any plans more than once, and to avoid any copyright /license infringement, it is necessary to contact the plan's designer to receive a release and license for any extended usage. The purchase of a set of home plans in no way transfers any copyright or other ownership interest in it to the buyer except for a limited license to use that set of home plans for the construction of one dwelling. Reproduction of these home plans, either in whole or in part, including any form of copying and/or preparation of derivative works thereof, for any reason without prior written permission, is strictly prohibited. Copyright and licensing of home plans for construction exist to protect all parties. It respects and supports the intellectual property of the original architect or designer. Copyright law has been reinforced over the past few years. Willful infringement could cause settlements for statutory damages up to $150,000 plus attorney fees, damages and loss of profits.
